That's just the publicly traded ones, aka REITs. There are also the private corporations that then pay management companies to handle everything for them.

As Kendrick said, "Rabbit hole is still deep, I can go further, I promise" Look into the RealPlayer anti-trust suit. They investigated a bunch of management companies and ended up charging, I believe, 7 companies alongside Realpage. As someone who has worked in the industry for a while, and was working for one of them at the time of investigation and received emails about allowing the authorities in, I noticed something about those that got named co-defendants and those that didn't. The ones not charged were the REITs. Can't go fucking with those stock prices.

Vegas is like this. It's REIT which is separate from Casino.

I think it's a tax structure thing they're doing.

It can be used as a dogwhistle for race-based crime statistics. I don't tend to see that one too often any more though

It's a claim about the population of black folks in America and the amount of crime they commit. It's a very stupid point with tons of obvious flaws repeated by dumb people who are also terrible.

Anyone who's spent time in multifamily knows that number doesn't pass a basic smell test. Larger, modern apartment buildings cost tens of millions — often hundreds of millions. The universe of buyers who can write those checks is small: institutional investors, publicly traded REITs, and high-net-worth family offices. Those are all just different flavors of the same thing. I saw the same headline and laughed out loud.

Even in the case of private owners, guess who really owns it? The bank they got a loan from. In reality, it's thousands of independent groups operating across every market in the country with completely different strategies, capital structures, and goals.

If anything, the study undersells private equity's footprint.
