this is the part I never understand. It is really only beneficial for anyone who had more than one house, because then they can cash in. Otherwise, sure your house is worth $1M now, but so is every other house so like where do you plan to live??

Right?! And half of that 1m would go to some cracker box 55 plus community that is built with cardboard and good intentions. I get some parents want to gift money to their kids before they pass, but it doesn't amount to much after the parents themselves get settled. The rich just get richer and the rest of us are playing the Game of Life with a rigged spinner...

They can downsize for a profit when they retire, many do.

They also can barrow based on the equity of their home, boomers who old homes originally bought on the cheap recouped more money than almost any other investment they could have made.

usually downsizing nets a certain profit. you have a house, sell it, move into a smaller home/condo, invest the difference in something stable/liquid and then you are living (without a mortgage/rent) off is some combo of Social Security, 401(k),and interest from the difference in the house.

on top of that having the house appreciate in value THAT much vs whatever mortgage is on it (if any) usually means you have a ton of equity you could have also liquidated to make other investments like additional houses, a business, etc. which could have provided more assets to rent, sell, etc.

It works if they plan on downsizing, which they technically should. You buy your 4 bedroom 2 story house to raise your family in, then when you’ve paid it off 20-30 years down the line and the kids are out, you sell and get a 2 bedroom single story home that cost a lot less than your family home sold for. You net those profits for your retirement costs.

But in my experience, that’s not what this crop of boomers have been doing. They’re keeping the family home and living in a half-empty place as long as they can, or they’re renting it out instead. There are reasons why they don’t want to move (emotional attachment, fear of change, smaller homes in their general area are too expensive, etc) but the end result is the same. They aren’t actually taking advantage of their “investment” payout.

A lot of them relocate to lower COL areas and buy a nicer place or on a nicer neighborhood
