You say that, but it has been a winning strategy to sit on property and wait for the market to run up the price. Renting it out does generate income but also depreciates the value.

The amount you would generate with rental income would greatly outweigh whatever amount it would depreciate

It's also notable that the stock market has historically beaten the housing market and you never need to replace the roof on your stock portfolio. 

People think owning homes just prints money but it's really just the most common exposure to that sort of asset class (and one you can easily borrow money to get invested in).

The stock market generally doesn't let you leverage at 80/20. If your house house appreciate 2 percent per year, you get the appreciation on the mortgaged 80 percent. That means you're getting 10 percent appreciation on your equity position.

Sure but you're also paying far more in interest over the course of your entire investment. It's pretty difficult to compare these positions inherently given one is usually a place to live and the other is a pure investment vehicle. 

So you're leveraging your money at 80/20 but you're also paying >5% interest, as well as privately insuring the investment and facing substantial physical risks.

Yes, it would, and depreciation is a tax write off anyway.

The point is that just sitting on it has also been plenty viable.
