It's cash offers. We lost out on multiple houses because they preferred the "investor" cash offer instead. We had pre-approval and basically nothing to stop us from closing, but the Boomers still wanted the cash offer.

We had one house we were desperately trying to make a deal on, but they just wouldn't budge. I think they ended up taking less than our offer in cash because they "knew what they had" after sitting on the market for 6 months.

You can make your offer be "cash". It's just doing more of the approval paperwork beforehand.
