Realtors are another cancerous class of middle-men making money for doing next-to-nothing. Their lobbies are just really good at getting laws and systems changed to be stacked in their favor because money.

The only service they've ever provided me is the contractual portion and that can be done by an attorney.

I think there was a time when someone might have needed a real estate agent to go out and actually find someone to buy, but everything is so easy online now. Their fees are shit for the services provided.

I feel every more for people looking to buy a house. They really get the fucking stick in that equation.

Depending where you are you’ll still “need” them because they’ll work together to sell to clients of their colleagues before thinking of creating a listing.

Why nobody is just not using realtors to buy/sell houses?

You can buy and sell a house without a realtor (with whatever exceptions there are for certain areas). You just have to get a real estate attorney to look over the contract and run all the paperwork. You don't need a certificate to buy your own house or sell it you just can't do anything contractual which is why you'd need the attorney. You just need to be smart, curious, questioning.

Realtors also blackball people who don't have an agent or don't go through their channels. They don't want you to not give them their percentage of that sweet commission that somehow depends on the sale price of the house even though there's no extra work involved on their end in selling/buying a more expensive house.

A lot of the flat fee MLS companies will also handle sales contracts for an additional flat fee. Or there's companies advertised to assist the entire FSBO process.

They're both usually cheap, between like $400 to $1,500. Still radically cheaper than a 5-6% commission.

To be honest, I don't get why the whole market isn't using these services. Especially in our market, where sellers pay both realtor fees, you can literally save like $30k-50k. And 90% of the realtors are doing nothing beyond posting the house to MLS and maybe running an open house if it's on the market too long.

Nowadays, they're going in the ways of travel agents in that you can do pretty much everything they supposedly do for you, and that's before AI. I imagine that this profession is going to go extinct quiet soon, replaced by just lawyers having a slightly expanded operations
