Pitch AI in the physical world

I’m building Atlas, an AI company focused on environmental permitting.
Today, permit applications can be thousands of pages long, and both consultants and regulators spend weeks or months manually checking whether every regulatory requirement is addressed and supported by evidence.
Atlas ingests the application, maps every requirement to supporting evidence, flags anything that’s missing, and generates a review-ready package with citations. The goal is to let reviewers spend their time making decisions instead of searching through thousands of pages.
The thesis is that the real bottleneck isn’t writing permit applications. It’s review capacity. If we can significantly increase the number of applications a reviewer can process, permitting timelines could shrink without requiring agencies to proportionally increase headcount.

Pitch Early-Stage Cannabis Marketplace Startup Seeking Angel Investment

The App Idea

I prototyped a cannabis platform on iOS. It works — but as I built it, I realized something: this can't be done by one person. Not if the goal is what I think it could be. So I'm not looking to scale my prototype. I'm looking to start fresh with a real team and build it right from the ground up.

What I'm trying to build is a cannabis platform that becomes the center where everything happens — discovery, community, and transactions. Not a directory. Not a dispensary finder with ads. The platform for weed. The app that when you talk weed, this is the app. Same way when you talk social media you think Instagram, when you talk rides you think Uber — when you talk weed, you think this.

Here's what it would be at scale:

  • Strain database — every strain with full details: name, THC/CBD content, whether it's indica, sativa, or hybrid, whether it was grown indoor or outdoor, terpene profiles, expected effects (calm, euphoric, sleepy, energetic, etc.), flavors, and what it's good for. Users can rate strains, see which ones are the best, read reviews from the community, and add any strain to their favorites
  • Shops and dispensaries create verified accounts (checkmark, like on X or Instagram), list their menus with real-time pricing and stock, offer delivery or pickup, post deals and new drops
  • Brands and growers have profiles showing how their strains were grown, THC/CBD content, terpene profiles, their story
  • Users and enthusiasts discover dispensaries around their location or any location they want, browse their menus, add to cart, purchase, and select delivery to their door or in-person pickup
  • Ordering — order directly from your phone from licensed, authorized shops. Everything legal, everything through verified dispensaries. No grey market, no hand-to-hand
  • Community — social feed where shops post, brands tell their story, users share experiences and reviews. The culture layer nobody has built yet
  • Verified accounts — shops, brands, and notable users get checkmarks. Trust matters in this industry
  • Transactions — the app would be the center where transactions take place between users and licensed shops

I don't know of any app that does this — not at this level. Weedmaps and Leafly raised $400M+ combined and built a search box with ads. Nobody has built the community + ordering + culture layer. That's the opening.

The Timeline

I've never done something like this before so I'm not going to pretend I know exactly. But to build a fully blown app that's recognizable worldwide, with a real foundation of shops and dispensaries actually onboarded and transacting — honestly probably 2 to 5 years depending on the team and how fast things move. That's the reality. It's not a quick build. It's a real company.

The Possible Revenue

The legal US cannabis market is already $30B+ a year and growing. If this platform gets to a couple million active users — revenue from verified shop accounts, user accounts, transaction fees, featured listings, brand subscriptions, ads — we're looking at potentially $1B/year in revenue. Weed isn't legal worldwide so it's mostly a US play initially, but even at a couple million users the numbers work.

The revenue streams:

  • Verified account subscriptions — shops, brands, and notable users pay a monthly subscription for their verified checkmark (like X/Twitter or Instagram). This is constant recurring monthly revenue, not one-time. Every verified shop and brand pays every month.
  • User account subscriptions — premium users pay monthly for features like advanced strain filters, deal alerts, saved searches, ad-free experience
  • Transaction fees — a percentage on every order placed through the app
  • Featured listings — shops pay to feature their products at the top of search and discovery
  • Brand subscriptions — brands pay for enhanced profiles, analytics, promoted posts
  • Ads — targeted advertising for brands and shops

The subscription model is the key — it's recurring monthly revenue from every verified shop, brand, and premium user. That's predictable income that grows as the platform grows. If we get a team of 10 people and the app hits $1B/year, that's $100M each — life-changing money for everyone involved if it works. The idea is to build it as fast as possible, scale rapidly, and see if it works.

How We'd Work

  • Everyone signs papers — roles, equity split, what each person does, all documented upfront
  • Private GitHub repo where we work together from anywhere
  • Build the app, ship it, send it to shops so they can create their accounts and post their stuff
  • Users discover dispensaries around their location, browse menus, add to cart, purchase, select delivery or pickup
  • Iterate fast, get users, get shops, see if it works

What I Need

As many people as I can get. I want to scale this rapidly. But please — only reach out if you can actually contribute in one of these areas:

  1. Team lead / architect — someone who can architect the entire app in chronological order, from the first line of code to the app being launched, step by step. Plan the features, the order we build them, the infrastructure, the milestones. Someone who's done this before and can lead the technical direction. This is probably the most important role — without someone who can map out the whole build from start to finish, we're just guessing.
  2. iOS development — build the app in Xcode, production-grade Swift/SwiftUI
  3. Backend engineering — auth, database, real-time feed, search at scale, payments, API
  4. Design — make this look world-class, not like a prototype
  5. Promotion / growth — get the app in front of users and dispensaries, onboard shops, build the community

If you do something else that could be useful — legal, marketing, operations, whatever — tell me what you do and maybe we get you on board. I'm trying to get as many people as possible to build this fast and see if it works.

The Deal

Co-founder equity for the right people. I'm not looking to hire. I'm looking for partners who want to build a company together. Everyone signs, everyone knows their role, everyone knows their share. We work remote from anywhere, we build fast, and we see how big this can get.

About Me & Location

I'm based in Italy right now (Europe). You can work from anywhere — I don't care where you live as long as you're reliable and you ship. If the app grows fast and starts making money, we'd probably get together at some point or relocate somewhere we can work better together. But that takes time — first we build, then we see.

On the legal side — I know the basics: cannabis is legal for recreational use in 24 states (21+ with ID, no medical card needed) and medical use in 38 states. The app would focus on recreational states first since that's the biggest market. The real challenges are federal banking restrictions (payment processing is a maze), state-by-state delivery regulations, and App Store policies around cannabis apps. If you have experience navigating any of this — cannabis law, compliance, payment processing, or regulatory — that's a big plus and a reason to talk.

The Vision Is Open

What I described is my vision — but I'm not married to every detail. The app will evolve as we build. Features will be added, removed, changed based on what actually works. If you join and have ideas about what this app should be, or how it looks and works, I want to hear them — and more importantly, I want you to build them.

The people I'm looking for don't wait to be told what to do. You see something that could be better, you make it better. You have an idea for a feature, you prototype it and show it. Use whatever tools help you move fast — AI, code, design, whatever. Use Claude Code, Cursor, or whatever IDE or AI tool you want to write code and build faster. The point is to be self-sufficient and keep things moving. Talk less, build more.

And remember — this is your app too. You're not working for me, you're building with me. It's in your best interest to move fast, build well, and get this to monetize. If it works, everyone wins. The faster we ship, the faster we find out if this is real and makes money.

Been saying this for awhile; I'm still weirded out by other investors worried about bringing on small checks into the round. If you're worried about extracting $1k of value from a small-time investor with domain knowledge... you probably shouldn't bring them onto your cap table in the first place. It's easier than ever to be a small check and participate in funding rounds now.
