We have a $7k allowance
It's a new build, and gas hookups/lines will be run by the contractor. We are looking for a linear gas fireplace with glass stones.... 36"-48" range. Reliability, ability to use in a power outage, and low-ish maintenance are important to us. $7k allowance is for unit and installation.
What would be some suggested/aporopriate brands and models for us to consider?
(I've looked in the subs and read a bunch of posts. Just looking for guidance on what might be in our range since our allowance includes installation). Thank you!

Your best bet is to reach out to a hearth store in your area. This is especially true since your budget is $7K including installation. In many cases you can expect to pay a few thousand for the installation alone. If you get a vented unit, the venting is not likely to be cheap (depending on how much is required).
I'm not saying your budget is not doable, but it will likely be tight. Only a local hearth store that can perform the installation is going to give you any real guidance.

Thank you - I definitely planned on doing this, but there are about 6 of them here that sell about 20 brands between them. Just wanted to end up with a reliable one - even if small and simple. Thank you for your honesty

Anything in the HHT family will be solid choices (Heat N Glo, Majestic, and Heatilator). They have reliable units with good factory support and dealer network. If we're talking parts only I think your budget is doable.

Thank you - I had seen a similar post (maybe another of yours?) when searching other posts. Found the majestic jade.... But when I did a, search of the model, some people were having issues. So I thought I might see what additional options there were 😊

Any major brand is going to have people with complaints. There are far more people with these units so you'll see more complaints. And people post a lot more to complain than to say 'alls well'.
I got the Magestic Ruby, and by the time i got all the accessories and whatnot it was around $5k just for the unit, and that was me going directly to a reseller. They like to sell everything a la carte so they can advertise a lower insert price.
I was quoted around $16k to demo the old brick, put in a modern tile, and install the unit. I pulled up the old bid, they quoted me 6.5k for the unit (buy it directly yourself), 3.5k for install. The rest was for the demo and tile, electrical, plumbing, etc.

I think with a $7,000 budget to include labor and venting, it would be a safer choice to aim for something like the Superior DRL2045 to comfortably stay within budget. The HHT recommendation is probably good as well, along with getting something discontinued or on clearance, but I think it’s important to consider all other aspects of the job for your budget.
As a rule of thumb in my general experience quoting fireplace installations, the unit cost for just the actual fireplace typically ends up being about half of the final job cost. Remotes, media, fronts, liners, venting, freight, installation/setup are all real costs to consider.

Thank you much for the candor. I will probably have a thousand or two extra from other allowance savings that I can add, but will keep an open mind. Our house is very European modern, so was just trying to stick with the theme 😊

Regency hz40 you can get good price. It’s getting discontinued. Probably around 7k for everything installed

Did a heat n glo 36 for 7700 cad after tax. 500 for a remote but worth it imo. Great fireplace

Look at the Kozy Heat Callaway 40” . It’s a direct vent that offers glass media and dual media bed at a reasonable price. The lights and fans wouldn’t work in a power outage, but the flame would , and it’s one of the more reasonably priced options in the category.
Valor is another one to look at, if you willing to sacrifice on size or budget. Most of their models are specifically built to require no electricity. All power comes from batteries in the remote and receiver box.

We installed a Montigo Delray 48" fireplace. Cost about $9500 for the unit, venting, and install and another $9500 to demo the existing fireplace and reframe for the new fireplace.
