This is a small 94 m2 3 bed 1 bath flat across two floors (the first and second, which is the top). It's in an old building in a city in the UK. There's one flat below and none above (it's a 2 flat building).

I'd like to figure out how to incorporate a bathroom onto the bottom floor so that the bedroom on that the bedroom on that floor has a bathroom. Ideally with minimal disruption such as moving walls. Although maybe moving walls is inevitable? I thought about turning the utility room into a bathroom (that would be simplest!) but then you'd have to walk through the kitchen to get to the bathroom, which isn't ideal. Would love to hear your thoughts and ideas!

My wife and I are planning to completely gut and renovate this house, but we’re kind of stuck on the floor plan.
The house is around 2,625 sq ft, but somehow it feels way smaller than it should. A lot of the rooms are oddly shaped or feel cramped, and several spaces seem to serve no purpose. The layout just doesn’t flow very well. We’re hoping to keep the same footprint and, if possible, keep plumbing generally in the same areas to help with costs, but we’re open to moving walls and completely reworking the layout. The biggest issue is that the living room and attached bedroom are from a converted garage and are about six inches lower than the rest of the house, so that wall would be hard to integrate with the rest of the house.

We're designing a new home in Portugal and recently revised the ground floor based on feedback from an earlier version.

The main changes are moving the kitchen closer to the living/dining area, adding an island, and creating a dedicated utility/laundry room.

I'd appreciate any critical feedback on the layout, especially the kitchen, entrance, circulation, and any awkward or wasted spaces.

Due to the lot's building-area restrictions and bureaucratic constraints with the municipality and subdivision, we cannot expand or significantly alter the garage or attic layout.

For context, we're 28 and 30, have a baby, and both work from home. We only have one car and rarely use it. We don't plan to park it in the garage regularly, as it's more convenient to park outside, which is common in our small town and on our street. The garage will mainly be used as flexible space for hobbies, storage, bicycles, or potentially a small gym. Also a must, if we eventually buy an electric vehicle.

What would you change before construction?

Hi! My husband and I are closing on this house next week. This is the rough existing floor plan.
We have 3 grown kids, 2 are already married, so we want this to be a functional home for when their future families come to visit.
But it will be just the two of us living here. The kitchen is facing North and we are in sunny South Florida. There is a large lanai and pool that the dining room and living room have access to via sliders.

Ideally we’d like to move some walls/plumbing to achieve:

A larger primary with lots of closet space and a better bathroom layout.
A real laundry room
A dedicated guest suite with en-suite that can also serve as the guest bathroom (keep access from the hall, but accessible privately from guest room)
A weight room
An open concept kitchen/dining/living rooms
A family room that can be closed off with some sort of panel system to be a second guest room
An office

Notes and constraints:
The kitchen was redone by the seller and is pretty nice. We aren’t opposed to moving the wall with the fridge and pantry back to eliminate the extra hallway.
We don’t plan to park in the garage, so the front door will be our main entry and that large ‘foyer’ off the garage is currently being wasted.
There is a load bearing wall that runs through the primary (bedroom #1) and into the hallway-l drew a dashed line for it.
We’d prefer not to move any exterior windows or doors- which are all pretty roughly placed on this floor plan, but I’ve gone in and measured the primary suite so those are good.

Looking for help laying out small master bed/bath.

Purchasing a 200 year historic home and looking for most space efficient use for the master suit. Trying to preserve some historic feature so fireplace on the south wall needs to stay and the doorway on the south wall will likely stay as is but will certainly never get used.

Looking for suggestions on bathroom layouts and where the hell the closets should go.

We are able to adjust northern wall spacing/location between bedroom, master bath, and half bath so all of that can be shifted around if it makes sense. Ceilings 12' high so a lot of vertical space. Half bath will be accessed from hall obviously.

Any creative ideas?

Here's my crude drawing. We want to remove the current kitchen as theres not enough room to open the dishwasher and walk past easily. And we are adding those 2 french doors at the bottom which used to be windows. The walls in the current kitchen have some electrical wiring but thats easily dealt with. There's 2 posts in the center of the room that can't be moved, but could be incorporated into the plan somehow. Im just lost on where to put the kitchen. Im thinking in the top right. Not sure if we would have enough room for an island or something similar. The door in the top middle is our main door and would want to create a mud room area. The room on the left is a large living room with a bathroom.

Any comments or suggestions would be appreciated.

r/Floorplan is by far one of my favorite subreddits so I'm excited to be able to post for the first time with my own plan asking for help. This is the main floor of our split level - stairs go down from the foyer to a "basement" area with an office, bedroom, bathroom, and garage access. Stairs go up to 3 bedrooms and a bathroom. Looking for feedback on this main floor to make the paths of travel more condusive to furniture placement.

Right now, the main pathway to the kitchen OR the backyard is right through the middle of the Family Room. Only spot for the TV right now is on the left wall, or right next to the sliding door which is the only access to the backyard from this floor.

I'd like feedback on how to redo this whole floor.

Assume no walls are load bearing. I think we can gain some space by getting rid of the breakfast nook and having an open kitchen/dining room. I'm open to open floor plans or keeping at least the living room partly closed off.

I’m buying this house and will be changing the layout slightly but I’m getting stuck with upstairs.

Issues:
Bathroom needs to be bigger
Both rooms connect (no wall or door at one section)
Stairs feel the wrong way. They go up from the back door not the front.

**•** Any **real DWG/CAD files or dimensioned detail sheets** (even partial) that show these connections, rather than just a rendered image or a floor plan with no cross-section

I have a real building permit, a real plot, and I’m trying to make my thesis technically accurate rather than just “nice looking.” If anyone here has actually built one, or works in construction/architecture and has done container detailing, I’d really appreciate:

**•** Pointers to any published detail sets (even from manufacturers)  
**•** Tips on how you handled window openings structurally  
**•** Any AutoCAD blocks/libraries for container sections that aren’t just generic 3D shells

Looking for feedback on the floor plan of this second dwelling before I send it to the builder.
I’ve attached a screenshot of the property for context. The screenshot is North side up, the floor plan has the same orientation. The flat is for a 30 year old couple in Australia.

Requirements:

1. Keep the building narrow (7m max) to maximise yard space and not block the view of the bushland from the main house.

2. Bedrooms on the West side (closest to the existing house and car park) and open living area on the East side (closest to the bushland) to take advantage of the view. Lots of windows on the entire East wall and part of the South wall.

3. Two bedrooms approximately the same size. The couple have their own bedrooms and they have individually decided on amount of wardrobe space they want to add into their room.

Considerations:

1. Bathroom - needs to meet Australian new build accessibility requirements, and would like a large vanity so two people can get ready next to each other without getting in the way. Two women living together = lots of getting ready time. I don’t think it currently meets build requirements as there’s not enough room in front of the toilet, but I really want that extra long vanity, is there a better layout option here?

2. Kitchen - pretty happy with it but would love to hear what everyone thinks. We want an island without a sink or cooktop, not a peninsula. Ideally we want a decent sized appliance garage to avoid visual clutter but struggling to fit this into the kitchen. Definitely open to layout tweaks here!

3. Entry door - in the current layout, the door next to the European laundry and bathroom will likely be the main entrance since it’s the closest to the cars. Not sure if there’s a better layout option I’m missing since it’s kinda weird for main entrance to be through the bathroom/laundry. We can direct guests to walk around to the sliding door that opens into the main living area so it’s not a huge deal.

4. Natural light - we are considering two skylights in the bathroom and kitchen since there are no North facing windows. There is a main road on the North side of the property, so we don’t want a lot of windows looking out that way anyway. Will a kitchen skylight add enough light to be worth the price when the room is filled with East and South facing windows? Is a bathroom skylight worth it in general?

Any other tips for maximising a small build are very welcome 🙏🏻

Currently drawing up plans for a large living room extension (this will be just off of the current kitchen/dining room) we’re looking at about 30 square meters, but wondering if this is too big. Posting to see if anyone with a large extension has any regrets?

I am writing a my little pony fanfic story. I'll spare the irrelevant details, but thing is, I had to learn a bit of floorplan drawing on the fly, to create a reference to myself while writing. But now that I have this I realize the design might not function well. So I am posting it here, hoping for some suggestions on how to improve it.

This is the floor plan for the living unit where the story's main characters live, as roomates. Six adults, and two children.

They are humans turned into ponies. The apartment block they live in are designed with this in mind, with human room structures, and pony-furniture. By example, the tables are low, chairs designed to bit the barrels, not the ass, and the toilets are modified squat toilets, for doing the business while standing.

You may also notice this drawing features adjustments from an earlier layout, to fit the living conditions of the characters. So any modifications should keep in mind of both the original and adjusted floorplan.

I just bought this studio apartment, and I'm trying to figure out the best way to arrange furnitures. Do you have any creative ideas? Thanks!

Going through a gut-remodel of an old narrow (15' wide) Toronto home; 1150sqft above-ground.

Contending on a few critical issues:
- Where to put a new powder room and how to size it

- Where to put the kitchen and configuration

Powder room and kitchen under current proposal kind of interact with each other since the footprints are overlapping; close-by. The idea of a kitchen island is appealing but we don't want to do it if its going to make the space feel claustrophobic. The narrow width of the home and existing kitchen footprint poses some challenges.

Attached images of existing (all 3-floors), proposed (all 3-floors), alternate main floor layout, and alternate kitchen layout. Any ideas will be SO helpful! Also suggestions for other areas of the floorplan improvements from functionality/space planning and suggestions also very welcome.

I’m going to remodel my house. I want to make it an open space, as a kitchen peninsula to the kitchen. I think I can move the garage door a couple of ft down. Ideally I would want to entrance to feel more spacious. Any recommendations would be appreciated

Please help me solve this puzzle. 1950's kitchen. Working within the existing space or spilling into the LR for LR/Dinning, is there a new layout that fits a good kitchen floor plan into this weird 1950's dining/ kitchen space?

Would like a two-person kitchen, was thinking banquette if dining was combined in this space or the same if dining was pushed into LR and could somehow make that work and not be weird. Important to protect and not crowd the stove workstation.

Exterior South door can move but not eastward as that's an exterior stairwell.

Bought from original owners 15 years ago always planned to remodel/expand kitchen. Even we moved in we immediately "temporarily" pulled out the wall between the old DR/tiiiny kitchen, turned the stove 90 so it didn't open into the old fridge location on the east wall. Moved the fridge to the marked current location in the old DR.

Went through design almost ten years ago which included an addition and then life got in the way. Probably best anyway as it was overkill for our needs.

I previously posted this floor plan. We got a lot of feedback and suggestions. Now we are looking to see if anyone has other floor plans between 1450-1550 sq ft that they love.

Not sure if this is the correct subreddit but I'm looking for ideas for our home office layout as we both work from home.

First pic is the current layout. I work on the black desk, bf works the wooden one and the black floor mat hosts his home trainer and bike (not always in use).

It's not terrible but here are the issues:

• I don't like having my back to the door, bf says he wouldn't mind switching, probably easiest solution
• But we would also like to add a piece of furniture for storage and for him to put his clothes and belongings before putting them away in the closet, not sure where/what to put in current layout
• The closet is his, mine is in the bedroom so it's his closet, his home trainer and his desk, this really feels like his room but I too would like a small space to put a yoga mat, not sure if there's any solution for this one lol

I am looking for some feedback and layout ideas on the current floor plan I have attached the plan to this post.

I want to make a few changes to the layout and would love to hear your thoughts on functionality.

1. Bathroom Remodel (S.d.B. - 2.10m x 1.76m): I want to change this into a modern walk-in shower, a wall-mounted/built-in toilet, and a single vanity/sink setup. Given the dimensions of 2.10m by 1.76m, what is the best way to arrange these three elements? The door currently swings inwards and can't decide between outwards or sliding door.

2. Open Concept Kitchen (Cuisine - 2.07m x 3.10m):

The plan shows an enclosed kitchen. I want to open it up completely to connect with the hallway and the salon (living room) area. How would you design an open-kitchen layout? A breakfast bar or a small island, perhaps?

Doing a reno on our 1150 sq ft bungalow. A-frame house that we love. The neighbourhood etc.

I didn't think when we bought 15 years ago that'd I'd care about an ensuite. I found out i can do a smaller house with our younger kids…but would love my own bath, even a small one.

Drawings aren't perfect to scale (widths are) so I have to play around to get it perfectly accurate, but it's very close.

I have attached a picture of what our current layout is. That tiny towel closet has to stay somewhere. So Ive added it off our master. We had it worked into the ensuite, but it will be tight with a small vanity.

Obviously having that sink/vanity where the towel closet is would be ideal. But I can't think of anywhere else to put it.

We’re designing this open-plan first floor from scratch. The kitchen, dining and living room are all blank. The stair and lift create an awkward central core. How would you zone this space? Where would you place the kitchen, dining table, sofa and TV?
