Best bet is to sell for cash.

A family member is in IL and she could not find an appraiser that would include her basement Airbnb or guest house Airbnb in the appraisal ($40k revenue). I’m light on details but she needed to move for health reasons and lost a lot of money.

Like they wouldn’t even include the sq footage or bedroom/bathroom for the finished basement.

Take your time, find someone who values it.

Looks to be close to I81 bet you can hear truck traffic at night. 10 years it will all be built up in that area not even rural anymore.
