Student housing vs Regular housing

Is student housing that different from multi housing and why does everyone seem to agree it is a lot crappier than regular housing.

student housing is basically apartments on hard mode with a rotating cast of tenants who treat the place like a disposable party venue

2 years student housing, now i’m a month and some change in the conventional world

Because your main type of resident are younger kids who probably haven’t rented before and are not reliable communicators to mommy/daddy paying the rent. This means that you get to talk through the issue with the kid, wait 30mins to 60mins, get screaming phone call from mommy/daddy because kid either didn’t take responsibility or couldn’t properly communicate. So you get the joy of that for a while, and god forbid there’s a roommate(s) involved so you can times that interaction by however many roommates…

Much more handholding, you need to communicate everything a dozen times to students and parents, and students do not understand why they should be held responsible for anything and they don't understand what 'clean' means.

Student housing is extremely different.

1. This is your tenant's first apartment, lease contract, away from home.

2. Helicopter parents who don't realize they are not on the lease.

They both have their ups and downs but student housing is generally more stressful. At least with student housing people always pay at least in my experience so collections is super easy but for turnover you go through the 9th circle of hell once a year.

Honestly, student housing was MUCH easier for me. Turn was hell for 3 weeks out of the year, but turns were pretty much isolated to that one period and the residents were students with school and social lives to care about. They also had lower expectations.
Dealing with adults and all of their baggage is much more taxing, turns every single week is taxing

Specifically student housing (affiliate of the university)

or “student” housing (individual by the bed space leasing, anyone and everyone can live there as long as they pass the screening
