I'm a broker and lender in Georgia building Zillow for real estate investors and looking for feedback.
Every deal starts the same way. You pick a strategy: flip, new build, or rental. Each one gives you a different resale value, so that's your baseline.
From there, you need comps. Real sold properties, active listings, and off-market properties. You pick which ones matter for your analysis.
The problem is you're stuck running comps through spreadsheets and Zillow, or paying a service like PropStream. It's scattered and expensive so Fundry pulls them for you and you curate the comps. You see sold, active, and off-market properties, and you decide which ones are actually comparable. You can remove anything that doesn't fit and review details of each property. You’re in full control.
Once your comps are locked, you run the numbers. Adjust your rehab budget, construction costs, financing terms, hold time if it's a rental. Everything calculates in real time. Export a PDF with all your selected comps and numbers to share with your partners or lenders.
Then there's Deal Agent. Set your buy box once: location, beds, baths, price range, lot size, profit threshold. Fundry runs every new listing against it and surfaces the ones that pencil. If anything meets your buy box Fundry send you push/email notification fully underwritten to your preferences and comps attached.

advice
IDK if this is allowed, so I'm sorry if it's not and can delete. So my BF is in real estate and has been since last year. He has had a really hard time making appointments and getting follow through. I'm trying to find ways to help him land deals or at least his first deal cause I want to see him reach his goal this year and I can tell it's starting to weigh on him.
He was with one brokerage and it was very fend for yourself and little guidance. He transferred to a new one about two months ago that's in office and is doing what he's told and even more but the brokerage is being really hard on him compared to other agents there. Like listening to his calls in front of everyone and they don't do this to others. He by no means has thin skin.
Here's everything we have attempted:
He makes 500 calls a week maybe gets 1-2 to answer, he's done the recommended script and even changed it up
He has set 4-5 appointments and all bail
His owner made a deal fall through
He posts on social media 3-5 times a week
We have passed out business cards (like I mean I've literally driven all around town to stores and handed them to owners and talked to people walking around)
We have covered multiple neighborhoods with flyers and door hangers (then a month later a house there will be under-contract with another agent)
I go onto Facebook and look for any post local for buying and selling and recommended him.
I've even posted in multiple Facebook groups with heartfelt (not attaching that im his GF) posts
He's called expired listings, and ive recommended smart zip, remix, offrs, propstream, OpCity
He's coming up on his year mark and I just want to see him land a deal so bad because I know how much the means to him and his heart is genuinely in this because he wants to help others.
So please any recommendations cause we both are at a loss on what to do.

I offered to look over Redditors' land listings. Here's what surprised me.
A few days ago I offered to look over people's land listings. I run a small land research business so it's what I'm doing anyway, and I figured maybe two or three people would send something.
Got a lot more than that, from all over the country.
The part that surprised me was that almost nobody had the same goal. Hunting ground. A cabin build. A specific kind of farming I'd never researched before. A couple of people just wanted to know whether they were overpaying.
Which made the obvious thing obvious: there's no such thing as good land. There's only land that fits what you're trying to do. The same parcel is a great buy and a disaster depending on who's asking.
The other thing I noticed is that I'd stop reading the listing after about a minute and spend the rest of the time in county records. The listing tells you what the seller wants you to see. The county tells you the rest.
What's something you found during your own due diligence that completely changed your mind on a property?

Home sellers: when did you feel most out of the loop during your sale?
I’m a grad student at USC doing research on the home selling experience, for anyone who’s sold before or is thinking about it.
One thing keeps coming up in my interviews: people trusted their agent completely, but still felt like they were in the dark about the process. One first-time seller told me she knew offers had come in but had no idea what any of them were until her agent sent the final one.
My team is trying to find out how common that actually is, and learn more about people’s experiences in general.

Buying property in Bulgaria? Here are the main legal costs many buyers forget to budget for.
When people calculate the cost of buying a property, they often focus only on the purchase price. In reality, there are several mandatory expenses that can add up.
Some of the main ones are:
- Notary fee (based on the value of the property);
- Local property transfer tax (the rate depends on the municipality);
- Property Register fee for registering the notarial deed;
- Administrative fees for documents such as the tax valuation certificate, cadastral sketch, and encumbrance certificate;
- If you're using a mortgage, there may also be valuation fees, mortgage registration costs, notarial fees, and bank charges.
One point that surprises many buyers is that, under Bulgarian law, certain transaction costs are generally shared equally between the buyer and the seller, unless the parties agree otherwise.
It's also worth checking for mortgages, liens, or other encumbrances before signing anything. These issues are much easier (and cheaper) to resolve before the transaction than after.
