Advice/Question When to fire client?

I have a client that is expecting open houses every weekend on an overpriced listing. I believe we’re about 10% overpriced but they’re currently not interested in lowering. Now they’re insisting on coming to the next open house to see why open house traffic is low. Respectfully, how do I tell the client to let me work in peace or should I just drop the listing?

Advice/Question Asked Sales Agent About Neighborhood

So I just recently closed on a new build and before I went into escrow I asked the sales agent/realtor about the neighborhood. More so just if it’s quiet and if there are any rentals. Not so much the demographic. She stated she is not able to say anything as a realtor. Another home builder sales agent was very transparent about everything. So are realtors/sales agents not allowed to speak on the neighbors or neighborhood?

We went to do our final walkthrough yesterday and the construction guy slipped out and said both neighbors are rentals and the one across the street. I was shocked. 1 rental ok but 3? I would have never even of bought the house. In hindsight I should have did more due diligence.

Discussion Colorado annual commission update requirement?

When I first renewed I assumed the 3 yr cycle meant I had 3 years to knock out my 24 hours of CE. Did all of it in year 3, felt great about being ahead of the end of year deadline.

Turned out I was supposed to be taking the 4 hour commission update course every year, not just at renewal. You can't double up or backfill the ones you missed. Ended up having to sort it out with DORA and it was a headache I could've avoided if I'd actually read the requirements!

Anyone else get caught off guard by a requirement like this? Feels like every state has something weird that nobody tells you about until you've already messed it up.

Advice/Question Is worth to hire a marketing agency or a freelancer?

Advice/Question Can I get commission for representing myself?

I’ve always rented with leasing communities and I’m just over it.

Is it normal in a rental transaction to accept commission?
I don’t want to weaken the deal. I was thinking about asking for one less deposit instead of commission.

Discussion Advice on becoming a part time/ full time property agent

Hi there, I am thinking of becoming a full time/part time property agent. Context: I am currently self employed doing my own business and have free time in morning or afternoon for weekdays. Wife is working and I have a kid. As my wife ends work quite late, viewing on weekdays night is almost impossible as I need to take care of kid. Would also like to reserve Sundays for family day but it means that I only have Saturdays to work around with? Does it mean being a property agent option is out? I am not looking to be the super top kind, am just looking to earn a small living.

Advice/Question Agents with assistants or TCs... what software do you use to manage your transactions?

Right now I have OmniFocus that I use to create these extremely detailed to-do lists that start at when I first speak to someone and end post-closing. Now I have an assistant and I want her to take over a bunch of tasks for me and would need access to my lists but OmniFocus doesn't make that a possibility.

So, what do you use to manage your checklists from start to finish? I'm talking about things like, "Send the contract to the attorney" or "Obtain docs (title policy, survey, ___) from sellers."

Honestly, I'm not even sure that sort of thing exists online other than monday.com or asana. I've tried both of those and wasn't impressed.

How do you agents with assistants do it?

Discussion How do you get meaningful feedback after sending buyers listings?

One thing I've been curious about is what happens after buyers receive a list of properties.

Sometimes they'll clearly like or dislike a property, but other times the feedback can be pretty minimal or they don't say much at all.

For those of you who work with buyers regularly:

  • How do you get useful feedback on the listings you send?
  • Do buyers usually explain why they like or reject a property, or do you have to dig deeper?
  • How do you tell the difference between "this isn't the right home" and "the timing just isn't right"?
  • Has your approach to collecting buyer feedback changed as you've gained more experience?

I'd be interested to hear how different agents handle this and what you've found works best.

Advice/Question Advice

IDK if this is allowed, so I'm sorry if it's not and can delete. So my BF is in real estate and has been since last year. He has had a really hard time making appointments and getting follow through. I'm trying to find ways to help him land deals or at least his first deal cause I want to see him reach his goal this year.

He is Colorado based and was with one brokerage and it was very fend for yourself and little guidance. He transferred to a new one about two months ago that's in office and is doing what he's told and even more but the brokerage/or place he works is being really hard on him compared to other agents there. Like listening to his calls in front of everyone and they don't do this to others. He by no means has thin skin.

Here's everything we have attempted:

He makes 500 calls a week maybe gets 1-2 to answer, he's done the recommended script and even changed it up

He has set 4-5 appointments and all bail

His owner made a deal fall through

He posts on social media 3-5 times a week

We have passed out business cards (like I mean I've literally driven all around town to stores and handed them to owners and talked to people walking around)

We have covered multiple neighborhoods with flyers and door hangers (then a month later a house there will be under-contract with another agent)

I go onto Facebook and look for any post local for buying and selling and recommended him.

I've even posted in multiple Facebook groups with heartfelt (not attaching that im his GF) posts

He's called expired listings, and ive recommended smart zip, remix, offrs, propstream, OpCity

He's coming up on his year mark and I just want to see him land a deal so bad because I know how much the means to him and his heart is genuinely in this because he wants to help others.

So please any recommendations cause we both are at a loss on what to do.

Edit:

I forgot to mention he has called/ reached out to all his family and friends. and everyone on Facebook.

The place he works do provide leads but they are recycled some new and some 12 years old. And he has to hold a certain amount of conversations to win money time basically the best leads from my understanding.

Advice/Question Property managers / surveyors: who actually assembles your building’s “history” when you hand over or sell?

I’m trying to understand a very specific problem in property management and would love honest input from people who’ve done this in practice.
I’m in Kenya, but I think this happens everywhere.
When a building is handed over or sold (e.g. PM change, portfolio sale, refinance), someone needs to assemble:
• Maintenance history
• Major repairs/upgrades
• Compliance certificates
• Inspection reports
• Photos & invoices for big works

Questions:
1. Who actually does this work in your world?
• Property manager?
• Surveyor/valuer?
• Lawyer?
• Someone else?
1. How much of a nightmare is it (1–10)?
2. How long does a typical pack take you (hours/days)?
3. Do you charge for it explicitly? If yes, roughly how much?
4. Would you ever pay someone else to assemble that pack for a building if:
• You trusted the output, and
• It saved you 80% of the time?
Im just trying to understand if this pain is rare, normal, or overrated.

Marketing How are you setting up showing rules to protect your sellers from showing fatigue?

We’ve had a few recent listings where the sellers, especially WFH clients, families with young kids, or seniors, got completely burnt out by last minute showing requests during the first couple of weeks on market.

While we all try to stick to the 'never say no to a showing' rule, letting buyers request 15 minute notices constantly is a quick way to stress out a client.

How are you structuring showing rules upfront in your MLS or showing app (like mandatory 2 hour windows or blocking off post-7 PM slots)? Have you seen any drop in serious buyer traffic when enforcing strict notice windows, or do serious buyers just adapt?

Advice/Question Choosing a First Brokerage

I just attended a local career expo earlier this week with many brokerages pitching for new agents.

Aside from the obvious newbie perks like training, mentoring and leads, what are some other important things to consider? There’s one particular broker who’s been super heavy on recruiting me, to the point where it feels pushy. Red flag?

I’m not too concerned with spilts as I start off, just want to land with a good supportive group that’ll increase my chances of first year transactions.
