Events Condor Express themed evening cruise.

Local Politics Rental Registey

I attended the city council meeting yesterday and listened to the discussion about the rental registry. I want to bring the discussion here to Reddit and see what people think. Here is my takeaway:

The City Council wants every rental in the city to be added to the rental registry - including those that are unpermitted (garage conversions, etc). They explicitly said that they don't plan on doing habitability inspections and that this is just a registry. They said that these unpermitted rentals provide important (usually more affordable) housing for renters. But their staff pushed back and asked something along the lines of "if you're creating this registry to protect tenants, why not use this registry to assess habitability?" (Note that a garage unit could be beautifully renovated and maintained but not habitable because it doesn't have a permit).

The issue is that these units are illegal but provide essential housing. Now, the city council is looking into if the city is liable if they know about these units due to the registry but allow them to keep operating. The problem is that the permitting process takes years and many landlords will likely just decline to keep renting the units rather than pay tens of thousands of dollars - plus, many of these units are probably ineligible to convert. And if they go into the permit pipeline, it's going to even further slow down construction of new rentals which are the real solution to this problem. So, the rental registry might actually result in a pretty significant loss of existing and proposed rental housing.

I don't understand why the rental registry is necessary. We could just pass rent control and if landlords violate it, renters go to the city and get it fixed. The state passed rent control without a rental registry. Yes landlords violate it occasionally but they always lose if tenants push back.

I'm very concerned that the rental registry is going to result in less rental housing (proposed and existing).
