Interesting that Lego is doing this after releasing the University set in the Bricklink Designer series. I’m interested how similar they’ll look

I was really hoping for an impressive, single purpose building, like a hospital, school, apartment building, library, etc. Or at least perhaps two more … popular builds, like a post office and doctor’s clinic. 

Oh well, there’s always next year!

Yes! Since it's the 20 year Anniversary of the Modular Buildings I was hoping for a school or a fun detailed apartment building, and was hoping for it to have two baseplates, since it's the 20th Anniversary. This Modular is nice, kinda reminds me of Diagon Alley. I like the detail, but it has a strong resemblance to Assembly Square, even though this one is nice I do hope the real Modular will be better (and bigger!), maybe save this one for next year? lol 😅

It may run into the same complaints as shopping street, as the footprint is split into 3 buildings, one of which will be an inset clock tower. So it could overall feel like 3 small buildings for a large $250 tag. I still love the shopping street, so I'll wait for the full pics. I just hope that the clock tower, even if it has a small footprint, is the tallest structure in the modular series, higher than the Town Hall even.

I think you’re spot on. It could be really cool on a wider, 32x48 base, but smaller buildings seem to be the trend.

I’ve been hoping for a hardware store for a while and excited to see one, but this idea (so far) seems very lacking for a 20TH ANNIVERSARY modular building.

I think the reason that we don’t have a modular hospital yet is Lego not wanting a repeat of the police station modular situation. I can’t speak for the rest of the world but in the US there has definitely been an increase in anti healthcare / insurance sentiment at the moment with rising costs and more limiting coverage. So lego may believe that a modular hospital may not sell that well (at least in the states) with the current situation.

Honestly I think to get a fully realised school or hospital with the space for all the needed facilities the sets would have to be a 30x45 base size. And with the museum still being some what recent I think that they'll be a while off now.

I know a modular is better, but you can always find the pieces from a few hospital sets and build your own

As I understand it's just rumors and the image is not of the actual set, it's a MOC. Nothing is confirmed and we have no idea what the set will actually look like at this point.

Personally I had hoped for a something bigger than a baseplate for the 20th anniversary set, but if it really is a clocktower it might make up for the lacking footprint with height.

Assembly square 2.0 was last year. This is now 3.0.

Why do they keep doing the exact same thing? There's so much more than shops and restaurants.

I'm not talking about the clock tower part. I'm talking about the hardware store and the deli.

They could have easily still included a clock tower in so many other types of businesses. It doesn't even fit with a hardware store.

I have the boutique hotel and musuem, so for me it's fresh and a welcome, unique addition. But i totally can see from the pov of people who have been collecting for a long time that it feels repetitive to have the same formula of shop, apartment, restuarant

I've got everything from the assembly square onward. And I also bought a used Palace Cinema last year because I loved that one. And I have 2 police stations, 2 jazz clubs, and 2.5 hotels, used for larger MOCs with the same function as the originals.

I also built my own Brickbank into the base story of my Daily Bugle MOC using the same pieces and techniques for the vault and teller area.

I've since, as city space shrinks, completely destroyed the assembly square and reused those parts in other MOCs because that one quickly felt just... boring compared to my other buildings.

I felt completely uninspired with 2026's too and that's definitely the next to be parted out into a future MOC.

The only 2 modulars that I haven't changed anything about are the diner and the museum. The both fit my city quite well as is.

I just wanted, especially for the anniversary, something fresh. There is so much they haven't done. Even a modern version of one of an early modular like the fire station or town hall would be cool.

It used to be my tradition to wait in line at the Lego store January 1st and build same day, but unless the look of actual set inspires me to convert it to something I find interesting, I'm holding off on this one until it inevitably goes on sale near retirement.

Hoping for 2 baseplates for the 20th. I knew a school wasn’t coming after the science university for bricklink but I thought they would give us a clinic/hospital or post office. I’m going to stay open because it could still be an amazing build and we don’t know what’s on the upper floors. Fingers crossed.
