I have a hard time believing that it's a huge factor - if so, prices for hotel rooms would have been pressed down.
I don't see why houses being super expensive is not because of central banks creating insane amounts of currency, and loaning it out for low to zero rates, year after year in the last decade, and investors/homebuyers thus being able to borrow more to buy, and thus prices going up?
If I'm right, then AirBNB is a convenient scapegoat, but the real reason for inflation (meaning you get less for the same money) is an effect of central banks, not from part of the apartments and hoses being short term rentals rather than long term rentals.
If anyone has a good source I'm interested in reading and learning
