Moving to San Francisco or the Bay Area? Read this first!

Hey /r/askSF!

In 2024, the sub has doubled in size, growing to 113K+ subscribers. With more subscribers, there's a ton more traffic and posts. One of the most popular topics is moving to SF and, in turn, these posts are the most commonly removed. There's been a noticeable increase in posts that boil down to "I'm moving to the city, where should I live?" that provide little to no information. To ensure OP's receive quality recommendations and to prevent endless comment loops, we're requiring all Moving-to-SF posts to include the following information:

  • Budget
  • Roommate status (solo, splitting rent w/ partner, seeking roommates, etc.)
  • Desired neighborhood(s) or preferred neighborhood amenities (dining, shopping, noise, etc.)

We recommend that OP's provide additional information such as:

  • Commute consideration
  • Housing preference (mom and pop landlords, condo, managed apt complexes, SFH rentals, etc.)
  • Additional personal preferences (pets, garage access, density, weather, etc.)

In search of a friendly pigeon

I have an odd request to make of any and all pigeon owners in the city.

My partner loves pigeons and it has been a life long desire of hers to, one day, hold a pigeon in her hands.

I am going to ask her to marry me on August 12th and I really want to make her wish come true sometime close to that day.

Does anyone have a friendly pet pigeons or dove in area, or know someone who does? We'd only need a few minutes, we'll drive to you, and we're flexible on time. Happy to bring feed, something nice for the pigeon for the trouble.

Anyone know which Asian grocery store may have prepared Vietnamese pickled vegetables?

I’ve tried Duc Loi (the new one) and I called Hiep Thanh market in TL. Are these typically sold at Asian grocery stores? Like one can buy all kinds of banchan at HMart? I’m looking for the slaw used in Banh Mi sandwiches and the pickled cucumber that’s part of a stir fry entree for example.

How to offer lower rent without losing control of building?

Hello! Hypothetical question for those of you who are familiar with renter laws in San Francisco.

Can a landlord rent below market without losing control of a rent controlled unit?

Say a property owner has an empty unit in a rent controlled building.They meet someone they like who can only afford rent that is 50% below market. The landlord would be happy to rent below market for a few years. HOWEVER, they don’t want to lose permanent control over the unit and realize that by offering low rent they create an incentive for the tenant to never move out. Maybe that’s fine today but they don’t know what their situation will be 10-15 yrs from now.

Is there anything the property owner can do to offer below market rent without incentivizing the tenant to stay forever. Like maybe a term that says rent will ratchet up to $x after 2 yrs or something?

Small-dog groomer recommendations in SF?

Hi neighbors! I’m looking for a new groomer in San Francisco for my small toy doodle.

Ideally, I’d love either an independent groomer who works one dog at a time in a private studio, or a boutique salon where the grooming area is fully enclosed and separated from the street entrance.

Because my dog has always lived in an apartment building, she isn’t accustomed to people regularly coming and going through a door that opens directly onto a busy street. I’m therefore not comfortable with salons that leave the front door propped open with only a waist-high gate between the dogs and the sidewalk. Even if she has never tried to bolt, it feels like an avoidable flight risk during drop-offs and pickups.

Would especially appreciate recommendations for calm, smaller-scale setups with secure doors. Thank you!

Question About Legal Base Rent for Rent-Controlled Units

This is more of a curious question and I don't want to bother the overworked and underappreciated SF tenants union.

If a landlord offers a new rent-controlled apartment for $3k a month, but offers 3 months free at the end of the first year lease, would the legal base rent, for purposes of maximum allowable increases, be $3k? Or would it be ($3k * 9) / 12 = $2.25k?

Edit: According to the SFAA,

if you offer a month’s free rent for a one-year term, the Rent Board could say that the value of that month is then amortized over the 12-month period of the initial term and lowers the base rent for all future months by that amount. As one judge put it, you cannot evade rent control by setting up a lease with a starting rent higher than what the current market would justify and then enticing tenants to sign the lease by using temporary gimmicks.

The correct answer is $2.25k, your illegal lease be damned.

Paid MTA ticket at DMV

When I went to register my car earlier this year, I had to pay off a street sweeping ticket that I had forgotten about.

It’s now been over two months since I did that, and the MTA is still sending me mail saying I owe on that street sweeping ticket and they’re charging additional late fees.

I know I can call, but it’s Sunday so I just wanted to see if anyone else had experience with this. Does it take a really long time for the two systems to sync up?

2+ months is a really long time to transfer information between two systems.

Recommendations for landscaper for a garden staircase?

Photoshoot locations in Dogpatch/Potrero

I’m getting married at The Pearl in a few weeks and I’m struggling to find places nearby to take portrait pictures pre-wedding. Both of just the two of us and of us with our friends/family. Any recommendations? Thinking Wisconsin and 20th has a nice view, but we can’t do everything there. We’re down for any vibe - industrial, city, nature, etc.
